Project Description:
Park Avenue West, a mixed-use retail, residential and office tower.

Scope of Work:
Ground up construction including 15 levels of residential apartments and 13 levels of offices.

Functional Responsibilities: 
Served as Owner’s Representative including design, construction, operations, budget and schedule.  Managed the project beginning with the above grade steel erection.  Provided overall project leadership including communications with ownership, investors, lenders and jurisdictions. Managed FFE, procurement, leasing work letters, tenant improvements and related negotiations including contractor agreements.  Responsible for final shell and core occupancy and closeout.

30 levels above grade and 6 levels below grade, 560,00 sq. ft.

Second generation, flagship design and development evolution.

Scope of Work:
Five-level renovation including partial facade, reconfigured structural floor plates and atrium’s. New MEP systems, vertical circulation and finishes.  

LEED Gold certification.

Functional Responsibilities:
Co-directed architects and consultants. Managed  pre-construction activities through permitting. Partnered with Nike Construction Manager on construction activities. Managed third-party design and fabrication scope from concept through installation.

Scope of Work:
Two level, ground up construction including facades and vertical circulation.

Functional Responsibilities:
Entire life-cycle management, from pre-planning through construction execution and closeout. Co-authored Nike and Macerich (landlord) build-to-suit partnership strategy. Accountable for jurisdictional approvals including presentations and negotiations with Santa Monica Architectural Review Board. Managed landlord design and construction negotiations including approvals. Directed all consultants, third-party vendors and team members.

Provided site analysis and feasibility studies for multiple location options. Managed jurisdictional negotiations including design reviews and approvals. Navigated design and pre-construction approvals with landlord. Co-managed architect and consultants.  Co-managed pre-construction activities through permitting. Partnered with Nike Construction Manager on construction administration including budget, schedule, change orders, pay applications, rfi’s and quality-control.  Co-directed reclaimed materials strategy including sourcing and integration.
